Broken Arrow has the third-largest concentration of manufacturers in Oklahoma, a lot of it in the industrial parks along the BA Expressway and the Creek Turnpike, plus strip centers on Kenosha and Elm, churches on every other corner, and thousands of houses with a flat-roofed addition or a low-slope porch that the original roofer covered in rolled roofing and forgot. All of it takes a different roof than the house next door, and Oklahoma treats it differently too: commercial work requires the roofer's CIB registration to carry a commercial endorsement — a separate exam — and a million dollars in liability instead of half. Ours does.

For low-slope roofs we install two systems. TPO — a white single-ply membrane, heat-welded at the seams, mechanically fastened or fully adhered over new insulation and cover board — is the standard for most commercial roofs today: reflective, fast, and repairable with a heat gun. Modified bitumen — two-ply SBS or APP asphalt sheets, torch- or cold-applied, granulated on top — is what we use where the roof takes foot traffic, sits under equipment, or ties into an existing asphalt system. Both get tapered insulation where the roof ponds, new drains and scuppers, and metal edge that meets the wind uplift rating; both are Class A fire-rated and come with manufacturer's system warranties of 15 to 25 years when installed by an approved contractor.

For the flat roof on the back of a house we do the same thing at house scale: a proper membrane instead of another layer of roll roofing, tapered insulation so the water leaves, and a real tie-in to the shingle roof above it instead of a bead of caulk. And for the shop, the church and the warehouse we install standing-seam and R-panel metal, re-skin old metal roofs, and fix the fastener leaks that show up at year eight on every exposed-fastener roof in the county.

Do you do the small flat roof on the back of my house?

Yes, and it's one of the most common calls we get: a 1970s addition with rolled roofing that's been patched every spring. A real membrane with tapered insulation and a proper tie-in fixes it for twenty years.

TPO or modified bitumen for my building?

TPO for most: it's white, reflective, faster to install and cheaper per square. Modified bitumen where the roof takes foot traffic or heavy equipment, or where you're tying into an existing asphalt roof. We'll recommend one after we see the roof.

Can you roof over my old commercial roof?

Sometimes — code allows one recover over a sound existing roof, and it saves the tear-off. If there's wet insulation underneath (we check with a moisture meter and cores), it has to come off or it rots the new roof from below.

Are you registered for commercial work?

Yes. Oklahoma requires a commercial endorsement on the roofer's CIB registration, earned by a separate exam, and a $1 million general liability policy for commercial roofing; both are provided in writing before work begins.

How long does a commercial re-roof take?

A 10,000-square-foot TPO roof is usually a week. We stage it so the building never sits open, and we can work weekends on retail and churches to stay out of the way.

Do you handle commercial hail claims?

Yes — the same documentation as residential, scaled up: core samples, membrane and insulation photos, HVAC and rooftop-unit damage, and an estimate in the carrier's format.
